Z-2599-17-1 Clarendon Regency IV, LLC for a rezoning from C-2, Service Commercial-Community Business District to C-O-1.5, Mixed Use District; and related update to ACZO Map 13-1 to indicate the Zoning District and extend Line A around the property boundary where necessary for the property known as 2828, 2830, 2832 & 2836 Wilson Blvd. (RPC #18-010-005, -006, -010, -014).

SP #339 Clarendon Regency IV, LLC for a site plan amendment to permit redevelopment of an existing office building and addition of adjacent property into the site plan area, with approximately 27,495 sq. ft. of additional commercial floor area, and to allow retail use in addition to office use in the C-O-1.5 zoning district under ACZO §7.11, §15.5. Property is approximately 74,039 sq. ft.; located at 2700, 2800 & 2801 Clarendon Blvd.; 2700, 2732, 2828, 2830, 2832 & 2836 Wilson Blvd.; and 1303 N. SUBJECT: Consideration of adoption of non-codified ordinances to designate four trees on private property as “Specimen Trees” in accordance with Arlington County’s Tree Preservation Ordinance for protection from removal or injury. The details on the trees are as follows: 1) Willow oak (Quercus phellos) located on 2411 North Monroe Street, in the backyard, property owned by Beverly Fourier. Nominated because of its circumference and crown spread. It has a circumference of nearly 74 inches and stands 60 feet tall, with a crown spread over 50 feet; and 2) Blackgum (Nyssa sylvatica) located on 3225 North Albemarle Street, in the front yard, property owned by Mary Beth Doughty. Nominated because of its circumference and crown spread. It has a circumference of nearly 74 inches and stands 60 feet tall, with a crown spread over 50 feet.; and 3) American beech (Fagus grandifolia) located on 1600 North Jackson Street, in the backyard, property owned by Bradley James.  Nominated because of its outstanding condition. It has a circumference of nearly 106 inches and stands 60 feet tall, with a crown spread over 55 feet; and 4) Southern Red Oak (Quercus falcata) located on 5220 11th Road North, in the backyard, property owned by Nora Palmatier. Nominated because of its outstanding condition and size. It has a circumference of 192 inches and stands 120 feet tall, with a crown spread over 80 feet. This tree is currently the County Champion Southern Red Oak.

SITE PLAN AMENDMENTS:

SP# 386 BDC Crimson LLC to amend conditions #1 and #90 to extend approval of the previously approved site plan and extend approval of use of the site as a temporary parking lot in the C-O-2.5 zoning district under ACZO §15.5.3.B..
