NOTICE IS HEREBY GIVEN THAT THE COUNTY BOARD OF ARLINGTON CO., VA, on June 15, 2019, in Room 307, 2100 Clarendon Blvd. at 9:00 A.M. or as soon thereafter as matters may be heard, will consider the following cases, after offering the public an opportunity to be heard in a public hearing:

NOTE: Copies of proposed plans, ordinances, amendments and applications, and related planning case materials may be examined in the Zoning Office, Suite 1000; or text of proposed County Code amendments in County Board Clerk’s Office, Suite 300; 2100 Clarendon Blvd., Arlington, VA, 8 A.M. to 4:30 P.M. weekdays. The term Site Plan in this notice refers to Special Exception in County Zoning Ordinance and is not the same as an engineering site plan or construction plans submitted in satisfaction of other codes or ordinances. The terms ACZO and GLUP means Arlington County Zoning Ordinance and General Land Use Plan, respectively.

THE FOLLOWING CASE TO BE HEARD BY PLANNING COMMISSION AND COUNTY BOARD:

ZOA-2019-06 Zoning Ordinance Amendment to §12.4.7, §12.10.9, and §18.2 of the Arlington County Zoning Ordinance (ACZO) to allow administrative approval of relocatable structures at Arlington Public Schools (APS) sites, to introduce relocatable structures as a temporary use subject to placement standards, and to amend the definition of design capacity to clarify that relocatable structures shall not count toward design capacity.

GP-346-17-1 General Land Use Plan amendment to change the land use designation for a property known as 3411, 3415 & 3421 Washington Blvd., and 1122 N. Kirkwood Rd., which encompasses a portion of the block bounded by Washington Boulevard to the south, North Kirkwood Road to the east, 13th Street North to the north and North Lincoln Street to the west from “Service Commercial” to “Medium Office-Apartment-Hotel” (RPC #15-086-001, -002, -005, -006, -025).

Z- 2609-19-1 Eleventh Street Development, LLC for a rezoning from C-2 Service Commercial-Community Business District to C-O-2.5 Mixed-Use District, and related update to ACZO Map 13-1 to amend Line A to encompass the property. The property is approximately 75,187 sq. ft.; located at 3411, 3415 & 3421 Washington Blvd., and 1122 N. Kirkwood Rd. (RPC #15-086-001, -002, -005, -006, -025).

SP# 450 Eleventh Street Development, LLC to construct a 255-unit multi-family residential building in the C-O-2.5 zoning district under ACZO §7.1.2.H, §15.5. Property is approximately 75,187 sq. ft.; located at 3411, 3415 & 3421 Washington Blvd., and 1122 N. Kirkwood Rd. (RPC #15-086-001, -002, -005, -006, -025). The proposed density is 148 UNITS/ACRE. Modifications of zoning ordinance requirements include: bonus density, parking ratio, and other modifications as necessary to achieve the proposed development plan. Applicable Policies: GLUP “Medium” Office-Apartment-Hotel; Washington Boulevard & Kirkwood Road Special GLUP Study “Plus” and Concept Plan; GLUP Note #27.
