Six affordable units in a new building near Metro and bike trail

Residents of the Crescent Falls Church apartments in Arlington’s East Falls Church neighborhood appear to have it all. They are located within walking distance of the Metro, the popular Washington & Old Dominion Trail, parks and shopping — making it a great option for people who choose to live car-free. These luxury apartments boast many modern amenities and high-quality details including high ceilings, energy-efficient appliances, and a washer and dryer in every residence. The complex also has a home theater, an athletic club and a 24-hour concierge team.

Crescent Falls Church also provides affordable housing for six families. As part of the site plan agreement, the developer, UDR, was granted bonus density in exchange for providing open space and affordable housing. Providing this kind of density incentive is one way the County can work with developers to increase the supply of affordable housing.

Crescent Falls Church is a mixed-use, transit oriented development with 214 apartment units and 6,500 square feet of ground floor retail. UDR agreed to integrate six affordable housing units within this otherwise market-rate complex. The Committed Affordable Units (CAFs) are available to residents making up to 60 percent of the Median Income (AMI), approximately $52,000 in 2015 for a two-person household and $65,000 for a four-person household.

The building achieved LEED Silver Certification for its green building elements and was named the Best Mid-Atlantic Mid-Rise Apartment Community by Delta Associates in 2011.
