Demolition of the property began during the week of April 8, 2024. Construction work on the site is expected to be complete in fall 2024. Typical work hours for this project are 7 a.m. to 5 p.m., from Monday to Friday.

Demolition of the office building is complete. Crews have finished leveling the site and are now working on striping the parking lot.

About the Project

The Arlington County Board acquired the 3108 Columbia Pike property in March 2022 to serve as temporary overflow parking while the Arlington Public Schools (APS) Career Center project is ongoing. Additionally, the property at 3108 Columbia Pike has been identified as a potential site for a future Columbia Pike library and for co-location of County Board priorities, such as affordable housing.

The existing vacant, 15,200 square foot three-story office building on the site will be demolished because it is not compatible for public use. After demolition, the existing parking lot will be expanded from 63 parking spaces to approximately 92 parking spaces.

Redevelopment of the site is expected to occur after the APS Career Center construction is complete and overflow parking is no longer required. A community engagement process for the site’s long-term vision will be determined at a later date.

Residents in the area should expect the following during the demolition process:

  • Site grading and landscaping
  • Paving

Construction Activity Updates

September 2024: Crews have finished leveling the site and are now striping the parking lot.

July 2024: Demolition of the office building is complete. Crews are continuing to bring the site up to grade and working on underground utilities. A portion of the parking lot has had the subbase installed.

April 2024: Demolition of the 3108 Columbia Pike property began.

April 2024: Crews prepared for the demolition with activities including fencing, equipment staging, and the safe abatement, removal, and disposal of hazardous materials.

 

Timeline / Materials

In spring 2023, the County took several planning actions as part of the redevelopment process: a General Land Use Plan (GLUP) Amendment, Rezoning, and Use Permit. The property was proposed to be rezoned from R-5 (One-Family and Restricted Two-Family Dwelling District) and C-2 (Service Commercial-Community Business District) Zoning Districts to an S-3A Zoning District (Special District) to allow for publicly owned parking by Use Permit.
