Location

The site is located on the north side of Arlington Boulevard (Route 50) along Fairfax Drive, east of its intersection with North Pierce Street, and comprises approximately 96,779 square feet. The site includes the existing 141-room Red Lion Hotel, which was originally constructed in the 1950s and substantially renovated and expanded in the 1980s; the currently vacant Ellis Arms Apartments; and the Williamsburg Apartments at the corner of Fairfax Drive and North Pierce Street. Both existing apartment buildings were constructed circa 1954. Excluding the Williamsburg Apartments, the remainder of the site is subject to an approved but unbuilt site plan amendment from 2019 (SP #233 – “Best Western Site”) for a new hotel and multifamily residential building. Virtual Walking Tour 

The applicant proposes to incorporate the Williamsburg Apartments property into the site plan and rezone the Red Lion property from RA-H to the RA4.8 zoning district, which is consistent with the GLUP recommendations for the site. The applicant then proposes to construct an eight story multi-family residential building with up to 443,947 square feet of residential GFA and a maximum of 446 units.

Additional details include:

  • Structured parking with a total of 256 parking spaces at a ratio of 0.57 spaces per unit
  • Additional density for LEED Gold construction (0.35 FAR-level) in accordance with the Green Building Incentive Policy
  • Compliance with the Special Affordable Housing Protection District (SAHPD)

Zoning modifications for: additional density, parking and loading requirements, and density exclusions.
