4600 Fairfax Drive (Ballston Holiday Inn)

Location

The 4.16-acre site is located on the southern side of Fairfax Drive, in-between its intersections with Interstate 66 to the west and North Glebe Road to the east. Across Fairfax Drive to the north are two 7-story office buildings; abutting the site to the east is the 12-story Regent office building; and abutting the site to the south and west are single-family homes in the Ball’s Crossing neighborhood. The site is currently developed with the Holiday Inn Arlington at Ballston hotel which was constructed in 1987 and contains 221 units; and a 162,800 square foot office building constructed in 1969, known as the Arlington Center Building. The site is supported by an above ground parking garage and surface parking on the west and southern boundaries. Access to the existing buildings is provided from Fairfax Drive, North Woodrow Street, and North Wakefield Street. About the Project

REVISED APPLICATION:

The applicant, 4600 Fairfax Partners LLC, proposes a site plan amendment redeveloping the entire site with three (3) multifamily residential buildings, for a total of 450 units. Additional project details:

  • Multifamily Building (#1): a seven (7) story multifamily building consisting of 420 units.
  • Triplex Buildings (#2 & #3): four (4) story triplexes, each consisting of 15 units.
  • Parking:
    • Multifamily building: structured parking with 0.91 spaces per unit (383 spaces total)
    • Triplexes: individual garage with 1 space per unit (30 spaces total) (NOTE: excludes additional tandem carport space per unit, for an effective ratio of 2 spaces per unit)
  • 12 ft-wide shared-use path connecting N. Woodrow St. to Fairfax Dr. sidewalk.
  • Zoning Modifications: include additional density for LEED Gold (0.25 FAR-level); reductions in parking and loading spaces; density exclusions.
